Booking conditions for apartments

Levilehto Apartments complies with the following conditions when ordering, reserving and canceling the ordered services. These terms become binding on both parties when the customer has made a reservation. The booker must have full legal capacity.


BOOKING AND PAYMENT

After making a reservation, the customer receives an invoice, a description of the destination and directions to the accommodation. Reservations consist of an advance and a final invoice. The advance invoice is 30% of the accommodation price. If the reservation is made less than eight (8) weeks before the start of the rental period, only the final invoice will be made from the reservation. Non-payment is not cancellation. All cancellations must be made in writing. Levilehto Apartments has the right to cancel the reservation if the invoice has not been paid by the due date.

The service fee is €10 for reservations made directly through Levilehto Apartments (phone or email) and €0 for online reservations.


ONLINE RESERVATIONS MADE BY THE CUSTOMER HIMSELF

When booking online, the customer can choose the following payment methods:

*Pays the advance invoice immediately and prints the final invoice for himself to pay on the due date. If the accommodation is less than eight (8) weeks away, only the final invoice will be made from the reservation.

*Pay the full amount immediately.

The online reservation is paid either by credit card or through a bank service.

If you want to pay with Visa, Visa Electron or MasterCard, Levilehto Apartments acts only as a marketer of products and services and also delivers the products to the buyer. Complaints are the responsibility of Suomen Verkkomaksut Oyj. Suomen Verkkomaksut Oyj acts as the seller of the product for payments made with Visa, Visa Electron or MasterCard cards, and the transaction is made between the customer and Suomen Verkkomaksut Oyj. The seller is responsible for all obligations related to the transaction. Suomen Verkkomaksut Oyj is also the recipient of the payment.

Online banks The payment intermediary service related to online bank payments is implemented by Suomen Verkkomaksut Oyj (2122839-7) in cooperation with Finnish banks and credit institutions. From the user's point of view, the service works just like traditional online payment.

The customer is responsible for printing the receipt, the invoice, the description of the apartment with driving directions and the booking conditions. The booking program sends a booking confirmation of the order to the e-mail address provided by the customer during registration. Levilehto Apartments does not send the customer invoices, confirmations, etc. information about the reservation made via the internet. When the reservation is paid, the customer must make sure that he returns to the confirmation page of his own reservation after the payment transaction. If the customer does not return to the confirmation page, the reservation will not be made and the reservation program will not send an email confirmation of the reservation.

Levilehto Apartments is not responsible for a failed reservation, but the customer must immediately contact Levilehto Apartments to rectify the situation. Levilehto Apartments does not guarantee that the holiday apartment is still available at this stage. If the apartment is not available, the money will be returned or, if possible, the customer will be offered another apartment. When booking online, the customer accepts not only these booking conditions but also the website's General Terms of Use.

The customer is responsible for having familiarized himself with the above-mentioned documents before making the reservation, as well as the instructions related to making the reservation.

These reservation and payment terms are valid if the reservation is made directly through the reservation system of Levilehto Apartments' own website, by calling Levilehto Apartments or by email. Reservations made through other means may be subject to different reservation and payment conditions.


CANCELLATIONS

Cancellation must always be made in writing to Levilehto Apartments. Non-payment is not cancellation.

If the customer cancels his reservation:

* 40 days before the start of the rental period, the payment will be returned minus a cancellation fee of €55/apartment and a service fee of €10.

* later than 40 days before the start of the rental period, the entire rent will be charged.

* if the customer books accommodation 39 to 14 days before the start of the rental period, he has the right to cancel his reservation within 5 days of making the reservation

* if the customer books the accommodation 13 – 1 day before the start of the rental period, he has the right to cancel his reservation within 1 day of making the reservation

The cancellation is considered to have taken place at the moment when information about the cancellation has been received in writing to Levilehto Apartments. If the customer shows that the written cancellation has been made and sent to the right address at the right time, the cancellation will be accepted. In case of a sudden illness or a death in the family, the customer must make sure that their own travel and accident insurance covers the costs of the reservation, if what happened leads to the wish to cancel the reservation. The host also complies with the above reservation conditions in these cases! We recommend travel insurance to our customers for possible exceptional situations and unexpected cases.

These cancellation conditions are valid if the reservation is made directly through the reservation system of Levilehto Apartments' own website, by calling Levilehto Apartments or by email. Reservations made through other means may be subject to different cancellation conditions.


CHANGE OF BOOKING

If the customer wants to change the date of accommodation, a change fee of €20 will be charged. Changes to the reservation must be made no later than 40 days before the start of the reservation.


LEVILEHTO APARTMENTS' RIGHT TO CANCEL THE BOOKING

If it is a force majeure or an obstacle beyond Levilehto Apartments' control (e.g. fire or water damage), Levilehto Apartments can cancel the reservation. In this case, the customer has the right to get the rent he paid back in full. If the payments related to the reservation are not paid on time, Levilehto Apartments has the right to cancel the reservation.


KEY SURRENDER

Our reception is open from 12:00 to 20:00 daily. Contact us no later than 20:00 on the day of arrival, if you arrive when the reception is already closed. Levilehto Apartments has the right to charge a compensation of €100 for the loss of a key, key ring or key ring number tag. Levilehto Apartments has the right to charge compensation if we have to open the door due to a key left inside when the reception is closed.


STAY IN HOLIDAY APARTMENT

The holiday apartment is available to the customer from the day of arrival at 17:00 until the day of departure at 11:00.

The price of the accommodation includes bed linen (pillows and blankets), basic dishes, water and electricity, firewood (for apartments with a fireplace) and toilet paper (Rs 4/toilet), cleaning tools and materials. The normal temperature of the accommodation is 20 – 22 C. Smoking is strictly prohibited in the holiday apartments! If there has been smoking in the apartment, we will charge the cleaning costs (min. €300). We welcome pets, but only in some of the rooms. Please inform us immediately of your willingness to bring a pet, so that we can ensure the availability of a pet apartment. The person booking is obliged to clean up their pet's waste from the yard environment. We charge a pet fee for pets. The ban on pets mentioned in the property description of the accommodation does not guarantee that the property is suitable for people with allergies. Levilehto Apartments is not responsible for allergy symptoms or other problems caused by unauthorized smoking or animal dust. The use of the hot tub is prohibited.

Silence in the area of Levilehto Apartments is from 23:07 to 07:00.

If the customer has not booked bed linen, towels or departure cleaning, he/she brings the bed linen/towels with them and is responsible for cleaning the holiday apartment during the rental period and at the end of the rental period.

If departure cleaning has not been ordered separately, you must take care of the following things yourself:

  • vacuuming and mopping the floor

  • wiping surfaces

  • washing dishes (including the coffee maker's jug)

  • taking care of the cleanliness of the refrigerator, oven and microwave

  • Careful cleaning of the toilet, sauna and washrooms

  • taking garbage to outdoor waste bins

If at the end of the reservation the cleaning has not been performed properly, Levilehto Apartments has the right to charge double the cleaning fee.

If departure cleaning has been ordered or is included in the price, the following is required from the accommodated person

  • furniture and other equipment in place and intact

  • trash taken to outdoor trash cans

  • dirty dishes in the dishwasher and the dishwasher on

  • used bed linen removed from beds.

We are not responsible for items left in the apartment.


CHARGING ELECTRIC AND HYBRID CARS

Outdoor plugs in our area are only intended for heating the car engine, not for charging electric/hybrid cars. The fuses cannot withstand the load caused by charging, and charging can cause a fire hazard.


DAMAGES

The booker is obliged to compensate for damages caused intentionally or unintentionally to the holiday apartment or its furniture during the stay. If the customer causes damage intentionally or unintentionally at the resort, he must immediately notify the staff.


DISTURBANCE OR TERMINATION OF THE RENTAL AGREEMENT DUE TO AN EMERGENCY SITUATION

If the tenant, despite the notice given by the staff, does not stop causing disturbance or danger to those in the same or neighboring property, Levilehto Apartments is entitled to terminate the lease immediately. The expenses caused by all of the above measures will be invoiced to the booker and the rental money for the holiday destination will not be returned.


NUMBER OF PERSONS

The holiday apartment may not be used by more people than the stated capacity of the apartment. The use of a tent, mobile home and trailer on the plot of the holiday apartment without a permit is prohibited.


COMMENTARY

All remarks and complaints related to the accommodation facility's equipment and condition must be addressed to the staff immediately after their topic arises and during the vacation. If the customer has not been contacted about possible problems during his vacation, he loses the right to possible refunds.

If any device or other equipment in the apartment breaks down due to normal wear and tear, the Levilehto Apartments staff must be notified immediately so that the problems can be repaired as soon as possible. In such cases, e.g. the weekend may delay the repair. Any normal wear and tear of devices or other equipment does not result in Levilehto Apartments being liable for compensation.

Levilehto Apartments is not obliged to compensate the customer for possible inconvenience or expenses due to natural conditions, insects, moles, unexpected weather changes, construction work on neighboring plots or problems caused by a third party (e.g. interruptions in the water, electricity or TV network).

The apartments have free internet access as an additional service for the customer. We try to fix possible disruptions in the connections as soon as possible during the office's opening hours. We do not grant refunds for the accommodation price based on possible disruptions/non-functioning of the Internet connection.

Rights regarding price changes are reserved.
